Detailed Design Development
Following the initial concept design, we proceed with refining and detailing the design to meet all necessary standards and regulations. This includes:​​

Architectural Drawings: produce detailed site plans, floor plans, sections, and elevations.

Structural Design: Collaborate with structural engineers to ensure the design's structural integrity.

Stormwater Design: Develop a comprehensive stormwater management plan to address site drainage and water quality requirements.

Development Application (DA) Preparation
We prepare the required documentation for the Development Application (DA) to be submitted to the local council. This involves
Detailed Plans: Prepare detailed plans and specifications that comply with specific criteria set out in the local council DCP & LEP and other relevant regulations.
Documentation: Compile all necessary documentation including

Stormwater engineering plans

Statement of Environmental Effects (SEE)

BASIX certificate

All other reports and documents required by Local Council​

DA Application Submission: Lodge the DA application through the planning portal.

Council Review and Feedback: Respond to any council queries or feedback, making necessary adjustments to the design.

Construction Certificate (CC) Preparation
After DA approval, we move on to preparing for the Construction Certificate (CC) application. This involves:

Detailed Construction Plans: Develop comprehensive construction drawings and specifications.

Compliance Checks: Ensure all plans comply with the Building Code of Australia (BCA) and other relevant standards.

Coordination with Consultants: Finalize details with structural, stormwater and other consultants.

Principal Certifying Authority (PCA) Approval for CC: Submit the Construction Certificate application to the PCA, along with all detailed plans and compliance documents.

The Certifier Feedback & Approval: Respond to any certifier queries or feedback, making necessary adjustments to the plan

Complying Development Certificate (CDC) Preparation
We prepare the required documentation for the CDC to be submitted for the Principal Certifying Authority (PCA) approval.
Eligibility Check: Verify that the project qualifies for a CDC under local planning policies.
Detailed Plans: Prepare detailed plans and specifications that comply with specific criteria set out in the State Environmental Planning Policy (SEPP) and other relevant regulations.
